Payment and Refund Policy

Thank you for your interest in Kaas Villa for your holiday stay. This Payment and Refund Policy outlines the terms related to payments, cancellations, and refunds for bookings made through our website or other channels. By making a reservation, you agree to comply with these terms.

1. Payment Terms

  • Booking Confirmation: To secure your booking, a deposit of 30% of the total rental cost is required at the time of reservation. The remaining balance must be paid 7 days before your check-in date.
  • Accepted Payment Methods: We accept payments via credit/debit cards, bank transfers, and other methods specified on our website. All payments must be made in agreed currency (USD, EURO, GBP or LKR).
  • Late Payments: Failure to pay the balance by the due date may result in the cancellation of your booking without a refund of the deposit.

2. Cancellation Policy

Guest-Initiated Cancellations:

  • Cancellation more than 2 weeks before check-in: Full refund of the deposit.
  • Cancellation between 7 Days to 14 Day before check-in: 50% refund of the deposit.
  • Cancellation less than 7 Days before check-in: No refund of the deposit.

Host-Initiated Cancellations:

In the unlikely event that we need to cancel your booking due to unforeseen circumstances, you will receive a full refund of all payments made. We will also assist in finding alternative accommodation if possible.

3. Refund Policy

  • Refunds will be processed within 7 Days of the cancellation confirmation.
  • Refunds will be issued to the original payment method used at the time of booking.
  • Any bank or transaction fees incurred during the refund process will be deducted from the refunded amount unless otherwise agreed.

4. Security Deposit

No refundable security deposit is required before check-in.

5. Modifications to Bookings

  • Guests may request changes to their booking dates or other details. Approval of modifications is subject to availability and may incur additional charges.
  • If the modified booking is cancelled, the cancellation policy applicable to the original booking dates will apply.

6. No-Show Policy

Failure to check in on the scheduled arrival date without prior notification will be treated as a cancellation, and no refund will be issued.

7. Force Majeure

We are not liable for cancellations or interruptions caused by events beyond our control, such as natural disasters, pandemics, or government restrictions. In such cases, we may offer a credit or alternative booking dates at our discretion.
