Please read these booking conditions carefully as they form the basis of your contract with Kaas Villas. By making a reservation, you confirm that you have read, understood, and agree to these conditions in their entirety.

1. Booking Process

  • Reservation Request: Bookings can be made through our website, email, or phone. All reservations are subject to availability and confirmation.
  • Confirmation: Your booking is only confirmed after we receive the required deposit (30% of total stay) and send you a written confirmation.
  • Guest Information: You must provide accurate guest information, including full names, contact details, and any special requirements at the time of booking.

2. Check-in and Check-out

  • Check-in Time: Standard check-in time is from 2:00 PM onwards. Early check-in may be available upon request, subject to availability.
  • Check-out Time: Check-out time is by 11:00 AM. Late check-out needs prior arrangement and may incur additional charges.
  • Arrival Information: Please inform us of your expected arrival time at least 24 hours before check-in.

3. Villa Rules and Usage

  • Occupancy: The number of guests must not exceed the maximum occupancy stated for each villa. Additional guests require prior approval and may incur extra charges.
  • Property Care: Guests are expected to treat the property and its contents with care and respect. Any damage or loss will be charged to the guest's account.
  • Noise Policy: Please maintain reasonable noise levels, especially between 10:00 PM and 8:00 AM, respecting other guests and neighbors.
  • Smoking: Smoking is not permitted inside the villas. Designated outdoor smoking areas are provided.

4. Facilities and Services

  • Included Amenities: Your stay includes access to all standard villa facilities as listed in your booking confirmation.
  • Additional Services: Extra services such as airport transfers, special arrangements, or additional cleaning can be arranged for additional fees.
  • Maintenance: We reserve the right to carry out essential maintenance with reasonable notice to guests.

5. Liability and Insurance

  • Personal Property: Kaas Villas is not responsible for any loss or damage to guests' personal belongings during their stay.
  • Travel Insurance: We strongly recommend that all guests obtain comprehensive travel insurance for their stay.
  • Guest Conduct: Guests are responsible for their conduct and that of their visitors during their stay.

6. Special Requirements

  • Dietary Needs: Please inform us of any dietary requirements or allergies in advance if meal services are requested.
  • Accessibility: Contact us regarding any specific accessibility requirements to ensure we can accommodate your needs.
  • Special Occasions: We are happy to assist with special arrangements for celebrations with advance notice.

7. Privacy and Data Protection

  • All guest information is handled in accordance with our Privacy Policy and applicable data protection laws.
  • Your booking details will only be used for purposes related to your stay and will not be shared with third parties except as required by law.
